Does buying property in Morocco give you residency?
No. Buying property in Morocco does not give you a right to live there. Law 02-03, which governs the entry and stay of foreigners, lists no property or investment ground for a residence card, and no golden visa route appears in official guidance as of October 2026. Owners who want to stay beyond 90 days apply for the same residence card as other foreigners, usually with visiteur status.

Is there a golden visa in Morocco?
No. Law 02-03 of 2003, the statute on foreigners' entry and stay, creates two residence titles, the carte d'immatriculation and the carte de résidence (art. 5), and none of the grounds for either mentions buying a home or investing. UK government guidance, updated in February 2026, describes residence permits for people who come to work, study or retire.
We found no investor route in official guidance as of October 2026. Policy can change, so treat any agent who promises residency with a purchase as a red flag and ask for the legal text. Morocco's neighbours have moved the other way: Spain stopped accepting golden visa applications on 3 April 2025, and Portugal removed property from its scheme on 7 October 2023 (see Morocco vs Spain vs Portugal).
The reverse also holds: you do not need residency to buy. A passport is enough to own freehold property in your own name (see can foreigners buy property in Morocco?).
How long can you stay in Morocco without a visa?
Up to 90 days. Article 9 of Law 02-03 exempts foreigners staying at most 90 days with a valid travel document from the residence card. British, EU, EFTA, US, Canadian, Australian and Japanese citizens, among others, can enter without a visa, according to UK guidance and Wikipedia's visa-policy summary. Other nationalities should check with a Moroccan consulate.
To stay longer, act before the 90 days run out: UK guidance says extensions beyond the visa-free stay are requested at a police station. Staying on without a card is an offence, punishable by a fine of MAD 5,000-30,000, one month to one year in prison, or both (art. 43).
Border officers may also check your means of support and the reason for your visit (art. 4). Leaving and re-entering to restart the 90 days is not a residence status.
The visiteur card: the route for owners and retirees
Non-working owners and retirees use visiteur status. Under article 13, a foreigner who proves they can live on their own resources, and undertakes not to work in Morocco in any activity requiring authorisation, receives a carte d'immatriculation marked visiteur.
The card is valid for 1 to 10 years and renewable for the same period, depending on the reasons given for the stay (art. 10). It can be refused on public-order grounds (art. 14) and may be made conditional on a long-stay visa of more than three months (art. 15), which matters most for nationalities that need a visa to enter.
We have not found an official minimum income for visiteur status. Ask the local Bureau des Étrangers what resources it expects to see before you apply, and bring proof of regular income, such as a pension, as well as savings.
Remote workers are a grey area. The visiteur undertaking covers work requiring authorisation, and we found no official guidance on working remotely for a foreign employer. Get a written answer from the Bureau des Étrangers or a lawyer before relying on it.
How to apply for a residence card in Morocco
Apply at the Bureau des Étrangers of the local police headquarters, or at the gendarmerie in small towns. UK guidance (February 2026) lists:
- 10 passport photos
- a police certificate (criminal record) from your home country, as legalised copies
- a medical certificate from a Moroccan doctor
- an attestation from a Moroccan bank (attestation de banque) showing funds held locally
- the application fee
While the file is processed you receive a temporary card valid for three months; under article 8, the application receipt stands in for the card. Renewals involve a fresh criminal-record check.
Once issued, you must carry the card or be able to show it within 48 hours (art. 8), and declare any change of address (art. 10). Failing to declare a move costs MAD 1,000-3,000 (art. 47). If a card is refused or withdrawn, you have 15 days to leave (art. 11) and 15 days to appeal to the administrative court (art. 20).
Requirements can differ by nationality and by office. Check with the Moroccan consulate before you travel, and start the file early in your 90 days.
The carte de résidence after four years
After at least four years of uninterrupted legal residence, you may apply for the carte de résidence (art. 16). The decision weighs your means of support and any facts showing that you intend to settle in Morocco for good, and it can be refused on public-order grounds.
Some people receive it as of right, including the foreign spouse of a Moroccan national and foreigners who have been in a regular situation for more than ten years (art. 17). The card lapses if you leave Morocco for more than two years (art. 18), which matters for owners who split the year.
The 2003 text we reviewed does not state the card's validity period, and we have not checked later amendments, so confirm the current term at the Bureau des Étrangers.
How owning a home helps, and what it cannot do
Owning a home creates no right to residence, but it strengthens a file in practical ways:
- An address: you need a fixed address to apply and must declare any move. A title deed in your name is clean proof, as is a lease.
- Ties: for the carte de résidence, article 16 lets the administration weigh facts that show you intend to settle. A home you own, ideally under a registered Titre Foncier (see Titre Foncier vs Melkia), is one such fact.
- A bank relationship: the application asks for a Moroccan bank attestation, and buyers who fund a purchase through a Moroccan account already have one.
What ownership cannot do is shorten the four-year wait, replace proof of resources or excuse an overstay.
Does living in Morocco make you tax-resident?
It can, and the test is separate from the residence card. Under article 23 of the tax code (CGI 2026), you are tax-resident in Morocco if your permanent home is there, your centre of economic interests is there, or you spend more than 183 days there in any 365-day period.
Part-year owners can cross that line without a card, and card holders can stay below it. If two countries both treat you as resident, the tie-breaker rules in their tax treaty decide. Retirees often want Moroccan tax residence, because foreign pensions then qualify for an 80% reduction of the tax due on amounts transferred into non-convertible dirhams (see retiring in Morocco).
