Renting out your property during the 2030 World Cup: what to expect in Morocco

Letting a home in a Moroccan host city during the 2030 World Cup can pay well for a few weeks, but plan for a short, uneven peak rather than a windfall. At AFCON 2025, hotel nights in January 2026 rose 42% in Rabat, yet average Airbnb revenue per listing in Casablanca and Tangier fell about 22% over a year that included the tournament (AirROI). The property has to work without the World Cup.

When and where will World Cup demand land?

In six cities, over a few weeks of June and July 2030. Morocco's venues are the new Grand Stade Hassan II in Benslimane province, about 38 km from Casablanca, and stadiums in Rabat, Tangier, Marrakech, Agadir and Fès. FIFA has not published how many matches Morocco will host, or which. The three main hosts are reported to share 101 matches, and a one-off 64-team format was still under study in mid-2026.

Demand will follow the fixture list. At AFCON 2025, Rabat staged 12 group matches, about a third of the total (Hespress), and crowds peaked for the host nation's games and the final. A city with two group matches gets two short spikes, not six weeks of full occupancy. Venue details are in our host cities guide.

The tournament also lands across existing seasons. AirROI identifies April, August and October as Marrakech's peak Airbnb months, so June-July matches would fill a quieter period there. Nationally, August 2026 was the first month ever above 2 million arrivals, so the World Cup will compete with a summer peak that is already strong.

What did AFCON 2025 show about rental demand?

That the spike is real, concentrated and brief. AFCON ran from 21 December 2025 to 18 January 2026 across nine stadiums in the same six cities. In January 2026, overnight stays in classified tourist accommodation rose 42% in Rabat, 36% in Casablanca and 31% in Tangier, against 12% nationally, while total arrivals grew only 3% (DEPF).

The hotel gains did not show up in short-let earnings. AirROI's data for August 2025 to July 2026, a window including AFCON, shows average annual revenue per listing down 22.4% in Casablanca, to USD 5,150, and 21.8% in Tangier, to USD 7,004. AirROI gives no cause, but a few busy weeks did not offset a weaker year. Our AFCON review has the city detail.

What happened to rentals at other World Cups and Olympics?

Bookings and supply both surged, and rents fell back afterwards where supply had grown.

  • World Cup 2026 (North America): Airbnb says more than 150,000 homes were newly listed across 16 host cities. The typical host earned about USD 3,000 and average nightly rates were under USD 250.
  • Paris 2024: before the Games, Airbnb reported bookings for the Olympic dates at more than five times the 2023 level, with active listings up 40%. These were projections; we found no verified data on what hosts actually earned.
  • Qatar 2022: rents rose 15% in the tournament year (ValuStrat). In early 2023 the median rent fell 5.1% in a quarter and hotel daily rates fell 71% in the first two months; by mid-2023, rents in some districts fell 18-23% in a quarter amid oversupply (Knight Frank).

The lesson: an individual host captures a few weeks' premium at best, because new listings dilute it. Our review of mega-event evidence covers sale prices too.

How much can you charge during the World Cup?

Nobody can say yet, so treat early price lists with scepticism. Start from what listings earn now and add a premium only for match days in your city. AirROI averages for the twelve months to July 2026:

  • Marrakech: 37.6% occupancy, USD 156 a night, USD 14,527 a year
  • Tangier: 33.0% occupancy, USD 100 a night, USD 7,004 a year
  • Agadir: 35.9% occupancy, USD 84 a night, USD 6,936 a year
  • Casablanca: 33.1% occupancy, USD 77 a night, USD 5,150 a year

We found no reliable short-let data for Rabat or Fès. Competition will grow before 2030: Marrakech already has 11,363 active listings, and the government plans 60,000 extra hotel beds. Our reading: price match nights firmly, expect quiet dates between fixtures, and budget the tournament as a few strong weeks, nothing more.

What paperwork do you need to let during the tournament?

The same as in any other week, and a high-profile event is a poor time to be non-compliant.

  • Guest declaration: every guest's data declared online to the police before 8 a.m. each day, with signed forms kept for a year. Failure carries up to six months in prison and/or a fine of MAD 50,000-100,000 (Law 80-14, Art. 48).
  • Authorisation: required by Law 80-14, but the specification needed to apply had still not been issued in May 2026, according to Le360.
  • Insurance: fire, theft of guests' belongings and civil liability (Art. 34).
  • Building rules: check that the règlement de copropriété does not restrict the use.

How is World Cup rental income taxed?

As Moroccan-source income, whether or not you live in Morocco (tax code Art. 23). Tax practitioners often treat furnished and short-term lets as professional income rather than property income, which removes the 40% allowance available on ordinary lets. Tournament earnings are added to your other Moroccan income for the year, so they can push it into higher bands of the 0-37% scale.

Who will manage the property, and does it work without the tournament?

Decide before you list. The main options:

  • Self-managed: the highest margin, but someone must meet guests, check identity documents and file declarations by 8 a.m. every day.
  • A local manager or concierge: handles check-ins, cleaning and declarations for a share of revenue. Get written quotes and confirm in writing who files the police declarations.
  • Long-term let: forgo the tournament for steady income. In Casablanca, a year's rent on a central one-bedroom flat, about MAD 70,700 on Numbeo's October 2026 average, exceeds what the average Airbnb listing there earned.

Then test the purchase without 2030. Tourism Minister Fatim-Zahra Ammor calls the World Cup "an accelerator, not an end in itself". If a property only makes sense at tournament rates, it does not make sense: the rest of the year must cover service charges, tax and empty nights. Our rental yields guide shows the arithmetic.

Do I need a licence to rent out my flat during the World Cup?

In law, yes. Law 80-14 requires an authorisation, and operating without one carries a fine of MAD 50,000 to 500,000. In May 2026, Le360 reported that the specification needed to apply for a short-term rental licence had still not been issued. The daily guest declaration to the police, before 8 a.m., applies regardless.

Should I buy property in Morocco to rent out during the World Cup?

Not for the tournament alone. A few weeks of high rates rarely justify a purchase once purchase taxes, service charges and income tax are counted, and AFCON 2025 showed that peaks are short. Buy a property whose year-round rent, or your own use, justifies the price, and treat any World Cup income as a bonus. This is our reading, not investment advice.
